Sliding Window
Sliding windows are prone to difficulty in operation over time, most commonly due to worn or damaged rollers. The rollers, which sit in the bottom track and bear the full weight of the panel, gradually flatten, crack, or seize up — causing the window to drag, judder, or become stuck mid-slide. Debris and grime accumulating in the track compound this issue, grinding against the rollers and accelerating wear. The track itself can also warp or dent, preventing smooth movement. Other common faults include damaged or snapped handles, deteriorated weatherstripping that allows drafts and water ingress, and misalignment of the panel within the frame, which can cause the window to jump off the track entirely.
Louvre Window
Louvre windows are particularly susceptible to faults in the lever or worm-gear mechanism that controls the simultaneous tilting of the glass panes. This actuator linkage weakens with repeated use, resulting in uneven opening — where some panes tilt fully while others barely move. The metal clips or blades that grip each individual glass slat are another chronic weak point; they corrode, fatigue, and eventually let go, causing panes to drop or sit askew in the frame. The glass slats themselves chip at the edges where they sit in the clips, creating a risk of cracking. Because louvre windows have numerous exposed joints and gaps, they also offer poor sealing, and any warping of the frame or linkage bar further worsens both operability and weather resistance.
Casement Window
Casement windows rely on two key components — the friction stay and the handle — both of which are frequent failure points. The friction stay, a hinged arm that holds the window open at a desired angle, loses its tension over time, causing the window to either slam shut in a breeze or swing uncontrollably. The rivets or pivot points on the stay can also seize up with rust or snap under stress. The handle, typically an espagnolette or cockspur type, suffers from worn spindles and broken mechanisms, making it impossible to properly latch or lock the window. Additional faults include swollen timber frames that cause the sash to bind, failed multi-point locking systems, and perished gaskets that lead to water leaks around the frame.
Before
Weak friction stays cause windows to drop, stick, or fail to hold position, making opening and closing difficult.
After
New friction stays allow windows to open smoothly, stay securely at any angle, and close effortlessly.
